The objective of this house is to create an interaction with nature, generating a connection between the user and their environment while respecting th construction footprint of 22%.


Project description
The house is made up of the following way:

A. Lowerfloor

Access
Pedestrian access that integrates with the exterior, has a double height and a skylight for the entry with natural lighting, a water mirror 0.40 cm deep to delimit access to the interior of the house. Entry to the following areas will be through sliding doors.

Social area
The social area is open and consists of a living room, dining room and kitchen with a height of 2.70m from the finished floor to the ceiling. The kitchen is connected to the main access by a second door for the service.

Exterior
The outdoor area has a 1.40 m deep pool with an area of 29.00 sqm, as well as a small terrace. The south side wall was designed so that images can be projected onto it.


Multipurpose room
On the west side of the house, a multipurpose room was designed that can be modulated according to user requirements. It has a 0.90 m deep pool and dimensions of 1.33 m x 2.38 m.


Services and Parking
The house has a half bathroom and a laundry space in the back of the kitchen. Also, it has 2 parking spaces with dimensions of 2.20x5.00m, thus respecting the municipal building regulations.


B.FirstLevel

Bedrooms:
On this level we can find these two rooms on the east side, each one has a closet area, private bathroom and a shared terrace and the west room has a walk in closet and double sink in the bathroom.
The height of these rooms is 2.70 m from finished floor to ceiling.

C. Second level 

Master suite
On the last level, we have the main room, which has a terrace, a pool with a view of the jungle, a walking closet and a private bathroom.

Solar panels
At this level, a space for the installation of solar panels was considered (batteries are not included).

Construction System
For the construction of the house, traditional materials and construction systems of the region will be used. It will have a foundation based on isolated and strip footings based on masonry, counter beams and joist and vault slabs. The structures will be formed with columns and beams of reinforced concrete, in the same way that it will happen with the mezzanine slabs. The walls will be built with hollow blocks confined with concrete dalas and castles, flattened with a mortar mix.


Finishes

DESCRIPTIVE MEMORY
The building will offer an avant-garde image with light and gray colors, wooden details, mayan stone and apparent concrete with the following specifications:

Alluminium works
70 or 4,600 series black aluminum gates will be installed for sliding and fixed doors and 6mm clear glass.

Carpentry
Interior and main doors will be made of wood with tzalam or parota finishes. The closets will be with solid wood shelves and doors, with drawers and tubular according to carpentry plans. The kitchen furniture will be made of reinforced concrete with a granite or similar cover; doors, skirts, shelves and drawers in tzalam or parota wood according to plans. Includes: sink, mixer with single lever and electric grill with 4 burners and hood.

Floors
The floors will be covered by ceramic or porcelain wood looking tile. The staircase in the main access will be made of reinforced concrete and covered with black quarry.

Walls
The dividing wall between the pool and the living room will be covered with mayan stone in puzzle mode. The bathroom walls will feature ceramic tile trim and non-slip ceramic tile floors. The rest of the interior walls will have a fine leveling with putty, finished with vinyl paint, and the exterior walls will have a dark gray kimiplaster finish.

Pools
The pools will be set on a foundation slab reinforced with 3/8' rebar and hollow block walls with drowned castles, leveled with the rich technique and finished with light gray kimiplaster. They will have stairs and bench made on site and each of the pools will have its respective machine room.
The main pool on the ground floor will have all the necessary equipment for cleaning, disinfection, filtration and circulation of water, as well as equipment for counter-current swimming. The pool in the multipurpose room and in the master suite will only have equipment for cleaning, disinfection, filtration and circulation of water.

Instalations
All facilities comply with the corresponding regulations in accordance with the construction regulations and complementary regulations of the municipality. The diameters and trajectories are calculated with specialists from each branch for the correct operation of each installation.

Automation
Home automation will be through a network of hardware, communication and electronic interfaces that work to incorporate one with other equipment for daily use through the Internet. Each device has sensors and is connected via WiFi, to be controlled from a smartphone or tablet, allowing you to turn on the lights, secure the front door or regulate the temperature to achieve energy efficiency.

Air conditioner
All rooms and common areas will have air conditioning according to calculation. It includes equipment
and installation.

Electrical
Design calculated within the regulations and in accordance with municipal permits for the optimal functioning of luminaires, contacts, air conditioners and solar panel (it doesn t includes batteries)


Hydrosanitary and pluvial
The pluvial and hidrosanitary installations
were designed for the constant supply of water and an efficient collection of rainwater, as well as the treatment of wastewater to direct it to the general treatment pit of Soy Tulum.

The supply of drinking water will be through an extraction well driven by a centrifugal pump which will direct it to the softener system, in charge of filtering the water and providing all the services of the house. Rainwater will be captured to direct it to an irrigation system if necessary.
Regarding waste and gray water, the water treatment process will be carried out through a prefabricated water treatment system and will be brought into the general network, according to the regulations of the Soy Tulum complex.

NOTE: Any change due to the correct operation of the property or the availability of materials, will be notified to the client. Interiorism is not included.

The objective of this house is to create an interaction with nature, generating a connection between the user and their environment while respecting th construction footprint of 22%.


Project description
The house is made up of the following way:

A. Lowerfloor

Access
Pedestrian access that integrates with the exterior, has a double height and a skylight for the entry with natural lighting, a water mirror 0.40 cm deep to delimit access to the interior of the house. Entry to the following areas will be through sliding doors.

Social area
The social area is open and consists of a living room, dining room and kitchen with a height of 2.70m from the finished floor to the ceiling. The kitchen is connected to the main access by a second door for the service.

Exterior
The outdoor area has a 1.40 m deep pool with an area of 29.00 sqm, as well as a small terrace. The south side wall was designed so that images can be projected onto it.


Multipurpose room
On the west side of the house, a multipurpose room was designed that can be modulated according to user requirements. It has a 0.90 m deep pool and dimensions of 1.33 m x 2.38 m.


Services and Parking
The house has a half bathroom and a laundry space in the back of the kitchen. Also, it has 2 parking spaces with dimensions of 2.20x5.00m, thus respecting the municipal building regulations.


B.FirstLevel

Bedrooms:
On this level we can find these two rooms on the east side, each one has a closet area, private bathroom and a shared terrace and the west room has a walk in closet and double sink in the bathroom.
The height of these rooms is 2.70 m from finished floor to ceiling.

C. Second level 

Master suite
On the last level, we have the main room, which has a terrace, a pool with a view of the jungle, a walking closet and a private bathroom.

Solar panels
At this level, a space for the installation of solar panels was considered (batteries are not included).

Construction System
For the construction of the house, traditional materials and construction systems of the region will be used. It will have a foundation based on isolated and strip footings based on masonry, counter beams and joist and vault slabs. The structures will be formed with columns and beams of reinforced concrete, in the same way that it will happen with the mezzanine slabs. The walls will be built with hollow blocks confined with concrete dalas and castles, flattened with a mortar mix.


Finishes

DESCRIPTIVE MEMORY
The building will offer an avant-garde image with light and gray colors, wooden details, mayan stone and apparent concrete with the following specifications:

Alluminium works
70 or 4,600 series black aluminum gates will be installed for sliding and fixed doors and 6mm clear glass.

Carpentry
Interior and main doors will be made of wood with tzalam or parota finishes. The closets will be with solid wood shelves and doors, with drawers and tubular according to carpentry plans. The kitchen furniture will be made of reinforced concrete with a granite or similar cover; doors, skirts, shelves and drawers in tzalam or parota wood according to plans. Includes: sink, mixer with single lever and electric grill with 4 burners and hood.

Floors
The floors will be covered by ceramic or porcelain wood looking tile. The staircase in the main access will be made of reinforced concrete and covered with black quarry.

Walls
The dividing wall between the pool and the living room will be covered with mayan stone in puzzle mode. The bathroom walls will feature ceramic tile trim and non-slip ceramic tile floors. The rest of the interior walls will have a fine leveling with putty, finished with vinyl paint, and the exterior walls will have a dark gray kimiplaster finish.

Pools
The pools will be set on a foundation slab reinforced with 3/8' rebar and hollow block walls with drowned castles, leveled with the rich technique and finished with light gray kimiplaster. They will have stairs and bench made on site and each of the pools will have its respective machine room.
The main pool on the ground floor will have all the necessary equipment for cleaning, disinfection, filtration and circulation of water, as well as equipment for counter-current swimming. The pool in the multipurpose room and in the master suite will only have equipment for cleaning, disinfection, filtration and circulation of water.

Instalations
All facilities comply with the corresponding regulations in accordance with the construction regulations and complementary regulations of the municipality. The diameters and trajectories are calculated with specialists from each branch for the correct operation of each installation.

Automation
Home automation will be through a network of hardware, communication and electronic interfaces that work to incorporate one with other equipment for daily use through the Internet. Each device has sensors and is connected via WiFi, to be controlled from a smartphone or tablet, allowing you to turn on the lights, secure the front door or regulate the temperature to achieve energy efficiency.

Air conditioner
All rooms and common areas will have air conditioning according to calculation. It includes equipment
and installation.

Electrical
Design calculated within the regulations and in accordance with municipal permits for the optimal functioning of luminaires, contacts, air conditioners and solar panel (it doesn t includes batteries)


Hydrosanitary and pluvial
The pluvial and hidrosanitary installations
were designed for the constant supply of water and an efficient collection of rainwater, as well as the treatment of wastewater to direct it to the general treatment pit of Soy Tulum.

The supply of drinking water will be through an extraction well driven by a centrifugal pump which will direct it to the softener system, in charge of filtering the water and providing all the services of the house. Rainwater will be captured to direct it to an irrigation system if necessary.
Regarding waste and gray water, the water treatment process will be carried out through a prefabricated water treatment system and will be brought into the general network, according to the regulations of the Soy Tulum complex.

NOTE: Any change due to the correct operation of the property or the availability of materials, will be notified to the client. Interiorism is not included.
